The Vergers du Tasta project involves the construction of 71 apartment units, distributed across four buildings with a semi-underground parking garage. In this type of residential development, acoustic quality is a key factor in ensuring residents’ daily comfort. The project must simultaneously meet several objectives: ensuring effective sound insulation between units, limiting the impact of external noise associated with the urban environment, and maintaining acoustic comfort within living spaces.
The diversity of uses – bedrooms, living rooms, common hallways, kitchens, and bathrooms – also requires special attention to sound transmission from technical equipment and utility systems. The challenge is therefore to integrate acoustics from the design phase to ensure a balance between regulatory requirements, user experience, and construction constraints.
We are working with the developer, Mesolia, to ensure that acoustic requirements are addressed throughout the project. Our scope of work covers all phases, from design through construction supervision to final acceptance.
The study focuses on sound insulation between units, the building envelope’s performance against external noise, and noise control for mechanical and electrical systems. Particular attention is paid to sensitive areas of the project, particularly bedrooms and living rooms, where noise levels must remain low and adequate insulation must be ensured.
We also define precise technical specifications regarding partitions, utility systems, and equipment to limit unwanted sound transmission and maintain acoustic performance during the project’s construction.
Incorporating acoustics from the earliest stages of the project helps guide technical decisions and ensure that the intended performance standards for the future housing units are met. The goal is to provide effective sound insulation between units, control noise from mechanical systems, and offer adequate protection against external noise pollution.
This approach, carried out in coordination with all parties involved, allows for the anticipation of sensitive issues on the construction site and ensures the consistency of the solutions implemented. The project achieved the Bronze level of the Nouvelle-Aquitaine Sustainable Building (BDNA) initiative during the design phase, recognizing the program’s environmental quality and its consideration of comfort and sustainability issues.
